Key Property Documents for Saskatchewan REALTORS®


When representing buyers or sellers, a REALTOR® should obtain and review key property documents to provide informed guidance. This document outlines the purpose and benefits of the following: Title Detail Report, Parcel Picture, SAMA Report, and City of Saskatoon Property Information Disclosure (PID) Statement.

The brokerage will order Title Reports, Parcel Pictures and SAMA reports for you and charge the order to your monthly invoice. PIDs are ordered by the REALTOR®.


1. Title Detail Report

Provides:

- Registered owner(s)- Legal description & title number- Mortgages, liens, encumbrances, easements, caveats


Why order it:

- For Sellers: Confirm clear title and identify encumbrances to resolve before closing.

For Buyers: Ensure seller has legal right to sell and uncover any hidden claims on title.

2. Parcel Picture

Provides:

- Satellite image showing property boundaries, orientation, nearby roads & land uses


Why order it (no cost):

- For Sellers: Verify boundaries, useful for marketing transparency.

- For Buyers: Visual context—helpful for understanding encroachments, lot shape, site lines.

3. SAMA Report

Provides:

- Assessed land & building values- Building attributes (size, year, construction)- Municipal tax class and building sketch


Why order it:

- For Sellers: Validate listing details (square footage, building data) and anticipate tax implications.

- For Buyers: Confirm tax and assessment history; check for discrepancies between valuation and condition.

4. Property Information Disclosure (PID) Statement – City of Saskatoon, Warman or Martensville


Note: These 3 cities have this document available. Other cities or towns may not. You may want to include a Municipal Compliance Report condition in your offer and ask for the following information from the town or city office.


Provides:

- Building/plumbing permit history & any deficiencies

- Occupancy permits (e.g., secondary suites)

- Outstanding fire orders- Heritage/zoning designations

- Landscaping & parking requirements

- Additional zoning issues & occupancy classification


Why order it:

- For Buyers: Ensure any unpermitted work or outstanding orders are identified and understood

- For Sellers: Disclose permit issues in advance, allowing remediation or negotiation before listing
