Required Information Legal Description

Serial number, model and make of the mobile home, along with the CSA number are used for the legal description on your listing for a mobile home on a leased lot.

- Canadian Standards Association (CSA) Number

If a CSA certificate label is removed or lost, a new label cannot be issued and so the home must be re-certified. This could be a long and expensive process.

- Serial Number

- Model or SIR Number


A certification label from the CSA will indicate that the factory constructed parts of your home meet all local requirements and this will give the inspector responsible for assessing your home piece of mind. The specification name plate, also referred to as a data sheet, will accompany your CSA certification and sometimes can be found inside a cupboard or inside the electric panel door. The data sheet will include the name of your homes manufacturer, the model and serial number, along with the label number. Information about the factory installed appliances and aspects of construction, including insulation conditions, wind pressure threshold, and snow load will also be included on the data sheet. The name plate is helpful not only during the inspection process, but it will also help if you need maintenance on your factory installed appliances or need work on your foundation. This is also information that you will need if you must file an insurance claim in the future.


Heat Tape

Make sure to ask that the mobile home has heat tape. It will be plugged in to a regular 110 Volt plug in.

 Heat tape is used to prevent metal and rigid plastic water filled lines from freezing. In sub-freezing areas, heat tape is one of the most popular ways to protect pipes from freezing because it’s affordable and works remarkably well. Heat tape isn’t sticky. It’s really just a simple resistive heat-conducting flexible wire that uses electricity to produce heat. This heat source is held close against your vulnerable water lines and keeps the water from freezing.  


Lot Fees

Ask the Seller for lot fees for listing - they should have paperwork. Offers should be subject to Park Approval for taking over the lease. When you ask for park approval, confirm lot fees with management and ask if they are planning any increases.


Financing

When working with a buyer, make sure they talk to their lender about if the mobile home can be purchased with a mortgage. If a chattel loan will be required, find out how that looks for the buyer.
